When you move into one of our unique, age-exclusive communities, we want life to be as easy and enjoyable as possible.
The pre-agreed monthly fee to keep things simple for you. The utility costs for the communal areas are included as well as broadband/Wi-Fi in your property. You pay for your own private use of heating, electricity and hot and cold water supply.
If you sell your home, you will pay a Deferred Management Fee (DMF) of up to 15% of the property value; an Estate Agency Fee of 1% of the sale price achieved; and an Administration Fee of at least £500.
As a member of one of our unique integrated communities, you'll pay a pre-agreed monthly payment to cover the cost of many of the living costs that we all need to pay, so you don't have to worry about unexpected bills.

This fee allows us to take care of the exterior of your home, maintain the grounds and gardens, and ensure that everything from our homeowners' club lounge, to the fitness or wellness suite and the community Hub are spotlessly clean and well maintained for you to enjoy. What's more, the fee cover many of the things that make living in a Brio community so special, from our daily programme of events and activities, to essentials like broadband in the communal areas and 24/7 support from our on-site team.
To keep the monthly fees low, we calculate our costs on a not-for-profit basis, which allows us to simply pass the costs of providing the services you need on, without any extra mark-up.
We also open our on-site Slate & Grain brasserie and bar to the general public. While you enjoy discounted prices on all food and drink, non-homeowners pay full-price, and this generates extra income, which can then be used to offset our overall weekly costs, and subsidise your weekly fee.
Clear, no-nonsense pricing is all part of the Brio service and everything included in your monthly fee is fully itemised. Rest assured, we'll never ask you to pay unexplained charges or hidden fees.
We do not have a financial interest in any other firm involved in running our retirement communities or receive any incentive or commission from third party suppliers that we promote to customers or that provide services to homeowners.
